Rental Rates, Deposit and Refunds for Cedar Tree House
We have found that the most comfortable groups size at Cedar Tree is 16 or fewer, though several larger groups have said they managed well in the space. There are 16 beds, eight of which are full or queen size and five of which are top bunk twins, spread through five sleeping spaces. Fifteen can sit in the dining area to eat (10 at the table and five at the bar stools). Because we have found that the house tends to get crowded when a group’s size hits 16, in our rate structure, we only charge $10-$15 per additional person once a group reaches this size.
CURRENT SPECIAL: 10% off rate for two night’s stay. 13% off rate for three night’s stay. 15% off rate for four or more night’s stay. Seventh night free! Inquire about quiet season (non holiday* Nov-Mar) additional discounts of 5% (20% off weekday-only stays). Nonprofit groups, inquire about additional 5% discount, though damage deposit is more strictly applied.
Add 12% to total calculated rent amount from Memorial Day weekend through mid-September.

Note: Seven people is the basis for our minimum rate, even if your group has fewer than 7 people. Rate is based on largest group size during stay, unless most nights have a significantly lower number (if the latter, inquire about credit amount for these nights).

CALCULATE YOUR RENTAL RATE
The rate to add day use (as long as desired, morning to night) on to the beginning or end of an overnight rental is $220 plus tax or $40/hour, as available. This added day use must be reserved/paid prior to rental.
The rate to host gatherings or events during the rental period (if they include a number of people who are not spending the night) ranges from $75-$500+ depending on the size of the gathering, plus $80 if an extra dump run is required. Added gatherings and events also include a higher damage deposit. Fees, based on the number of additional people at the gathering: 5-9–$75, 10-19–$150, 20-29–$225, 30-39–$325. 40-50–$500, over 50 inquire about rate and workability.
Day/evening use of the property without an overnight stay may be available. Non-holiday Mon-Fridays Oct-May are more economical. Advanced reservations will be more expensive than last minute reservations. Rate will depend on number of hours of use. Uses ending by 2 pm or starting after 3 pm will be less expensive, as this may allow for rental the night before or after.
OUTDOOR EVENT RENTAL
If you wish to use the lawn and gazebo area for event purposes, the renter is responsible for arranging rental of all outdoor equipment, decorations, flowers, special landscaping, additional dishware as needed, and furniture. Use of the outdoor area for such purposes must be arranged in advance and specific agreements included in the rental agreement. Please note that stakes used for tents, etc., can only be put 10″ into the ground, due to underground systems.
SUMMARY SCHEDULE: RENT PAYMENT, DEPOSIT AND REFUNDS

An $600 cleaning and damage deposit is due 14 days prior to the stay ($1,000 for large group parties, gatherings or events). We prefer that this deposit be paid by check, and must arrive no later than 14 days prior to the stay. For last minute reservations, the deposit must be paid by Pay Pal/credit card and we deduct the 3% (4% international) fee that Pay Pal charged us when we return the deposit.
Deposit balances are refunded within 30 days of your stay. The Renter is responsible for the costs of any damage or breakage beyond normal wear and tear. Renter is responsible for excessive cleaning that requires more than five hours (eight hours with linens) of cleaning time. Any such costs will be deducted from the deposit. If such costs exceed the deposit, the Renter is responsible for paying these costs.
Up to 15 days prior to the Rental Term:
- Refunds of initial payments are offered less 50% of the payment or $200, whichever is less
- If property is rerented for the full time period, initial payment is refunded in full, less a 4-8% processing fee (7% if PayPal/credit card was used to pay rent, 8% if international PayPal/credit card is used to pay rent)
14 days or fewer before the Rental Term:
- Rents paid become nonrefundable
- If property is rerented for the full time period, all rents are refundable less the processing fee described above.
Eligibility for refund requires written notice of cancellation. At their discretion, CT may be able to offer rescheduling as an alternative to cancellation, depending on the circumstances.
